Domestic and Commercial Energy Assessor in the East Midlands

A domestic EPC is required when a residential property is sold or let. It provides an energy efficiency rating based on the building’s construction, insulation, heating systems and controls.

The assessment is carried out using the government’s Standard Assessment Procedure (SAP), which applies a consistent methodology across all homes. This ensures EPCs can be compared fairly, regardless of property type or age.

A commercial EPC is required when a non-domestic property is sold or let. This includes offices, shops, industrial units and other commercial or mixed-use buildings. The certificate provides an energy efficiency rating from A to G, based on how the building is constructed and used.

Commercial EPCs are produced using either SBEM or Dynamic Simulation Modelling (DSM), depending on the size, layout and complexity of the building. The assessment considers factors such as heating, cooling, lighting and ventilation systems, as well as the building fabric.
