Our approach to EPCs and home surveys
When you’re dealing with any property decision or compliance requirement, you need clarity. Our role is to give you a calm, independent view of what matters, what it means, and what to do next.
We focus on the things that affect your risk, your budget, and your peace of mind: condition, defects, maintenance priorities, and any issues that may need specialist attention. We explain our findings in plain English, and we’re happy to talk things through afterwards.
If you’re buying, we’ll help you understand the property before you commit. If you already own it, we’ll help you plan sensible repairs and maintenance. Either way, you’ll come away with a clear picture and a suitable path forward.
Our background in property services
PRT Property Services was established by Ryan Tibbs in 2008 to provide clear, independent advice on residential and commercial buildings across the East Midlands.
Our background spans traditional housing, post-war stock and modern construction, as well as small commercial buildings such as shops, offices and mixed-use properties.
We are not tied to agents, contractors or sales outcomes. Our focus is on helping you understand the building in front of you.

Yes. We provide home surveys, commercial surveys, domestic and commercial EPCs, and a range of related property services. Many clients use us for more than one service, which helps keep things straightforward and consistent.
A Level 2 survey is suitable for conventional properties in reasonable condition and provides a clear overview of defects and risks. A Level 3 survey is more detailed and is recommended for older, altered or complex buildings, or where significant issues are suspected. If you’re unsure which is appropriate, we’re happy to advise.
Yes. We’ll confirm the scope of the service and provide a clear quote before any work is booked. There are no hidden costs, and we’ll explain what’s included so you know exactly what to expect.
Report turnaround times vary depending on the service, but most are issued within a few working days of the inspection. If you have a specific deadline, let us know and we’ll confirm timescales in advance.
We can highlight defects, explain their significance, and help you prioritise repairs. Whilst we don’t provide contractor quotations, our reports are written to help you obtain accurate quotes and make informed decisions. We'll always include a guidance on pricing where it's possible to do so.
Usually we’ll need the property address, the type of service you require, and a few basic details about the building. We’ll guide you through anything else that’s required and will keep the process as simple as possible.
